If you’re building a new home, replacing a failing system, or buying property that needs septic work, understanding how septic system installation works can save you a lot of stress. Oakley Builders & Excavation installs and replaces septic systems for homeowners across Columbia County and northern Dutchess County — and we’ve put together this guide to walk you through what to expect from start to finish.

How Do You Know If You Need a New Septic System?

There are two main reasons homeowners call us about septic installation. The first is new construction — you’re building a house on land that doesn’t have a sewer connection, so you need a septic system from scratch. The second is system failure — your existing septic system is old, damaged, or not working properly and needs to be replaced.

Here are the warning signs that your current system may be failing:

If you’re noticing any of these, it’s worth getting an inspection sooner rather than later. Septic problems get worse fast, and catching them early can sometimes mean a repair instead of a full replacement.

Not every septic problem calls for a brand-new system. Sometimes the fix is to repair the failed part instead — here’s how our septic repair service can help before you commit to a full replacement.

What Happens During a Septic System Installation?

A septic installation is a bigger project than most people expect, but the process is straightforward when you work with an experienced crew. Here’s what it looks like step by step:

  1. We visit your property and do a soil test (sometimes called a “perc test”) to see how well the ground absorbs water. This tells us where on your property the system should go and what type of system will work best.
  2. Your engineer designs the system and handles the permit with your county health department. In Dutchess and Columbia Counties, this usually takes a few weeks.
  3. Our crew excavates the area for the septic tank and drain field. This involves heavy equipment to dig the hole for the tank and trenches for the drain field lines.
  4. We install the tank, connect all the pipes from your house, and build the drain field.
  5. Everything gets inspected to make sure it meets code before we backfill.
  6. We grade the soil back to its proper level and restore your yard as close to its original condition as possible.

How Much Does a New Septic System Cost?

Every property is different, so there’s no one-size-fits-all answer. The cost depends on your soil conditions, the size of your home, the type of system your property requires, and how much excavation work is needed.

A standard gravity-fed system is the most affordable option, but some properties — especially those with clay soil, high water tables, or steep slopes — may require an engineered system that costs more. The best way to find out what your property needs is to schedule a free estimate. We’ll visit your property, assess the conditions, and give you an honest number before any work begins.

Conventional Systems vs. Engineered Systems — What’s the Difference?

If your property has good soil that drains well, a conventional septic system is usually all you need. This is the standard setup — a buried tank connected to a drain field where wastewater filters naturally through the soil.

If your soil doesn’t drain well (which is common in parts of Columbia County and northern Dutchess County), the county may require an engineered system. These are custom-designed to work with your specific soil conditions and may include raised beds, sand filters, or pump systems. They cost more, but they’re built to work on properties where a conventional system can’t.

We install both types and can help you understand which one your property will need based on the soil test results.

Do You Need a Septic Inspection to Sell Your Home?

Yes — in most real estate transactions in New York, the buyer’s lender will require a septic inspection before closing. Even in cash deals, most buyers want one done. If the inspection reveals any problems, we can handle the repairs or replacement as well.
